A party wall is a dividing wall or partition between two buildings or lands. It is owned by both owners of the two buildings. The wall is identified partly on the land of one owner and partly that of another owner. It is mainly intended to provide support to the construction. In this modern world, we see a lot of advancement in science. It increased the mortality age of human beings leading to increase in population.

Party walls are usually found in apartments, office complexes and condominiums where different owners share a common wall and care should be taken. Additional insulation should be provided to the walls so that neither of the owners is disturbed. Some buildings require a wall as well a fire wall. This wall is constructed starting from the foundation till the roof with non-combustible material to avoid the spread of fire during fire accidents from one unit of the building to another unit. It helps in limiting property damage due to fire accidents.
Before agreeing for a common wall, all the legislative rules and regulations are to be strictly learned. In many established cities and even in western countries a wall is a must and the issues relating to party walls also are seen often. Advice of the surveyors should be taken before starting the construction.
These walls are categorized mainly into two types according to party wall act. A common wall in a building owned by both the owners and located on the lands of both owners is termed as type one wall. The second type of party wall is also called party fence as it separates different owners wholly and is located on one owners land and it is not a part of the building.
The party wall act is important to clarify the disputes among different owners who share a common wall or fence. The rules are straightforward, but should be followed precisely. If an owner is intending to carry out the wall construction, then it must be informed to other owner regarding the work that is to be carried out and notify them of their rights.
Notifications to the neighboring owners should be issued when:
A new fence wall is to be built;
A party wall is to be demolished, rebuilt, extended or repaired;
A new building is to be built within six meters distance from neighboring building and with a lower foundation than the existing neighboring building.
Without an agreement is reached, construction can not be carried out. Here, party walls should be constructed by maintaining harmony among others.
